At Bauer Home Inspections, we perform a comprehensive visual evaluation of the home’s major accessible systems and components in accordance with the InterNACHI® Standards of Practice.

Roofing System

The roof is one of the most important components of the home. During an inspection, we evaluate visible roofing materials, flashing, gutters, drainage systems, penetrations, and accessible attic spaces for signs of wear, leaks, or deficiencies.

Exterior Components

The exterior inspection includes siding, trim, windows, doors, decks, walkways, grading, and drainage around the property. Proper drainage and exterior maintenance play a major role in protecting the home from moisture intrusion and structural damage.

Foundation & Structure

We inspect visible structural components including foundations, crawlspaces, framing, floor systems, and other accessible structural elements for signs of movement, deterioration, or moisture-related concerns.

Electrical System

The electrical inspection includes the main service panel, visible wiring, receptacles, grounding, bonding, and safety devices. Electrical deficiencies are among the most common issues found during inspections and can range from simple maintenance items to potential safety hazards.

Plumbing inspections include visible water supply piping, drain piping, fixtures, water heaters, and visible leaks or functional concerns.

We evaluate the operation and condition of heating and cooling systems, including furnaces, heat pumps, ductwork, and visible HVAC components where accessible.

Interior Areas

Interior inspections include walls, ceilings, floors, doors, windows, stairs, railings, and signs of moisture intrusion or deferred maintenance throughout the home.
