My Services

Whether you're preparing to buy, sell or want to maintain your home’s value and safety, Bauer Home Inspections is committed to providing you with clear insights and actionable recommendations to guide your next steps.

Residential Home Inspection

Residential Home Inspection

Our comprehensive residential home inspection is performed in accordance with the Standards of Practice established by InterNACHI. We evaluate the major systems and components of the home—including roofing, structure, exterior, electrical, plumbing, HVAC, insulation, and interior—to provide a clear understanding of the property’s condition. You’ll receive a detailed report with photos and straightforward explanations outlining the current condition of the entire home.

Annual Home Inspection

Annual Home Inspection

Ensure responsible homeownership. Identify issues, plan upkeep, and maintain your home's condition. New or experienced, stay on top with an annual inspection.

Pool & Spa Inspection

Pool & Spa Inspection

Accessible components including the structure, equipment, visible plumbing, and safety features are visually inspected for defects, leaks, and maintenance concerns. Detailed findings and recommendations are provided.

Available as an add-on to a full home inspection or as a standalone limited inspection service.

New Construction Inspection

New Construction Inspection

New homes aren't immune to defects. I provide a detailed evaluation of your newly built home—checking structural systems, roofing, electrical, plumbing, and more—to confirm everything meets industry standards and works as intended.

Repair Inspection

Repair Inspection

Make sure repairs were done right. I verify contractor work, check for proper materials and techniques, and ensure all corrections meet current building and safety standards—so you can feel confident in the results.

Pre-Drywall Inspection

Pre-Drywall Inspection

Before the walls go up, I inspect framing, plumbing, electrical, HVAC, and other rough-in components to verify proper installation. I look for hidden issues and code concerns to ensure your project is on track and built to last.

Infrared Thermography

Infrared Thermography

Infrared thermography is included at no additional cost with every home inspection. Thermal imaging technology may help identify hidden concerns such as moisture intrusion, insulation deficiencies, air leaks, and overheating electrical components that may not be visible during a standard visual inspection.

Water Testing

Water Testing

Samples are collected and analyzed by an accredited laboratory to identify contaminants such as coliform bacteria, arsenic and nitrate. You’ll receive clear results and practical recommendations to help ensure a safe, reliable water supply.

Functional Flow Testing

Functional Flow Testing

Functional flow testing evaluates the water system’s ability to provide a consistent and usable water supply at accessible fixtures. Flow rate and basic system performance observations may help identify concerns such as low pressure, restricted flow, pump issues, or inconsistent water delivery.

Available as an add-on service for homes with private well systems.

Sewer Scope Inspection

Sewer Scope Inspection

Ensure your sewer line is in good condition with my certified sewer scope inspection. Using high-resolution cameras, I check for blockages, cracks, tree root intrusion, and other hidden issues. Early detection helps avoid expensive repairs and unexpected backups.

Mold Inspection

Mold Inspection

With a professional mold inspection, I inspect your property for water intrusion signs and collect samples for lab analysis. Surface sample testing is also available to verify suspect areas.

Radon Testing

Radon Testing

Radon, a leading cause of lung cancer, occurs naturally and can be present in one out of 15 homes at dangerous levels. Surgeon General and EPA recommend testing all houses. Professional radon testing helps determine if unsafe levels are present so decisions can be made regarding mitigation and indoor air quality.

Asbestos Testing

Asbestos Testing

Asbestos testing involves collecting samples of suspected materials for laboratory analysis to help determine whether asbestos-containing materials may be present. Testing may help support informed decisions prior to renovation, repair, or disturbance of older building materials.

This is not an EPA-certified asbestos inspection or survey. Sampling and laboratory analysis available as an add-on service.
