- 01A home inspection is a visual evaluation of the home's major systems and readily accessible components. This includes the roof, exterior, structure, attic, insulation, plumbing, electrical, heating and cooling systems, interior components, doors, windows, crawlspaces, and more. At Bauer Home Inspections, thermal imaging is included at no additional cost whenever conditions permit.
- 02Absolutely. I encourage clients to attend all or part of the inspection whenever possible. Walking through the property together allows me to point out important findings, explain maintenance items, answer questions, and help you better understand your new home. My goal is to ensure you feel informed and confident before making your purchase decision.
- 03Most inspections take between 2 and 4 hours depending on the size, age, condition, and accessibility of the home. Larger properties, older homes, and inspections with additional services may require additional time.
- 04Inspection reports are typically delivered within 24 hours of the inspection. Reports include detailed descriptions, photographs, and recommendations to help you understand the condition of the property.
- 05Home inspections are non-invasive visual evaluations. Inspectors do not move personal belongings, open walls, dismantle equipment, predict future performance, or guarantee that no defects exist. Certain concealed components may not be visible during the inspection.
- 06No inspection can identify every possible defect. Home inspections are designed to identify material defects and significant concerns that are visible and accessible at the time of inspection. Hidden conditions may exist that cannot be observed without destructive testing.
